Structures: Rafters, trusses, ventilation
Penetrations: Skylights, chimneys, flashings (checked for leaks)
Soffits/Fascia: Signs of rot or pest damage
Critical for Montreal’s snow loads and ice dam prevention.
2. Exterior
Walls/Windows/Doors: Seals, cracks, weatherproofing
Grading & Drainage: Slope away from foundation
Decks/Porches: Stability, railings, ledger board attachment
Garages: Door operation, safety sensors, opener function
Quebec’s freeze-thaw cycles worsen exterior flaws.
3. Plumbing
Systems: Pipes, water pressure, shutoff valves
Fixtures: Sinks, toilets, tubs (leaks/drainage)
Water Heater: Age, condition, safety controls
Hydro-Massage Tubs: Basic function (no internal inspection)
Avoid costly water damage or burst pipes in winter.
4. Electrical
Service Lines: Meter box, mast, wiring condition
Panels: Breakers/fuses, amperage, corrosion
Branch Circuits: Outlets, switches, GFCI/AFCI protection
Grounding: Safety compliance

Items Not Included in Standard Home Inspections
Lead-Based Paint
Requires specialized testing kits/lab analysis.
Specialized Termite/Pest Inspections
Although our inspection can flag visible signs, such as mud tubes, frass or damaged wood we cannot legally recommend actionable solutions such as chemical barriers or bait systems. We cannnot identify specific species (termites or carpenter ants for example) nor detect hidden colonies.
Biological/Environmental Hazards
Asbestos, radon (recommend separate testing).
Low-Voltage Systems
Security systems, CAT5 wiring, phone lines.
Pool & Spa Equipment
Needs specialized pool technician evaluation.
Well Water Systems
Requires water quality testing by well experts.
Septic Systems
Mandatory inspection by licensed septic professionals.
